Bilambil Heights is on the rise

BILAMBIL HEIGHTS is certainly a gem on the Tweed and not just for affordability.

The small town provides stunning views across the Terranora Broadwater to the coast and is an ideal place to settle or invest.

The area has historically been a popular location for families, while providing easy access to the highway, Tweed Heads and the Gold Coast.

Much of the bush setting and native wildlife is retained across Bilambil Heights, which is again an attractive draw card to avoid the hustle and bustle of the city.

Recent interest in the area has prompted a rush on large family homes, where buyers are able to purchase a home with considerable space while not breaking the bank.

The population grew by 9 per cent to 3,273 people between the 2006 and 2011 census.

Sales are booming in Bilambil Heights, there has been 77 sales in the year to October – well above the 62 sales made in the previous year.

Bilambil Heights has seen 3.26 per cent growth in the median sale price over the past 12 months to $475K, the price remains just below the Tweed median price of $476K.

The median house price has gained more than $90,000 since 2013 when the median price was $383,500.

There is a number of dual living options available in Bilambil Heights, where owner occupiers can easily find space for another family on the lower or upper levels, again
reducing costs and creating an income.

For investors the area offers an attractive yield of 5.15 per cent and a median rent of $470 per week. Rental demand is high in the area with only four homes currently available for rent.
